<p>Divorce is defined in the dictionary as &#8220;the separation of things that go together,&#8221; although we commonly refer to it is the break-up of a marriage.  Most people who are beginning the process of divorce find that it&#8217;s quite a shock.  Part of that shock comes from realizing that they were wrong about being so sure about the everlasting status of their marriage.</p>
<p>Some friends who have been divorced say that they were surprised at their feeling of failure.  However, having once been divorced myself,  my reaction was different from the people with whom I have discussed it. Thoughts of ending the marriage and gaining freedom were in my mind for years before I was finally able to express them to my husband.  Therefore, when the conversation took place, there was no shock on my part.  The shock was his.</p>
<p>The feeling of failure was because I thought I should have recognized before we married that my husband and I were actually not &#8220;things&#8221; that should go together. If we had both known this fact, we would have saved our families and ourselves a lot of misery and money.</p>
<p>We had no children so the situation might have been a little different from those divorced couples who did.  The fact that there were no children involved may have influenced my feelings.  So rather than a sense of failure and shock, I actually felt relief when it was finally over.  </p>
<p>However, from many conversations with divorced friends who do have children, it is obvious that divorce is harder on the children than on the spouses.  After all, the outcome of the decision to divorce has a huge influence on children who have had not been involved in that decision.</p>
<p>With the exception of couples who marry for financial or immigration purposes, most people who decide to marry do so because they are sure they will be together for the rest of their lives.  In reality, until you have lived together, you do not know if you belong together.  As a matter of fact, my mother used to say you never actually know a person until you work or live with them.</p>
<p>After reading the dictionary definition of divorce, I do agree that people marry another person because they feel they belong together.  But the reason for divorce is that once they live together and maybe even have a family, they may find out that they don&#8217;t, in fact, go together, which results in divorce.</p>

<p>Obtain You Credit Report</p>
<p>Obtaining your annual credit report is probably one of the best things that you can do for yourself. You can obtain these free credit reports yearly from Equifax, Transunion or Experian. You can also go on line to AnnualCreditReport.com. This will enable you to see if there are any disputable transactions your accounts may have or if a loan has been taken out in your name. The earlier you can find a discrepancy, the earlier you can try to fix it.</p>
<p>Also, keep track of your monthly bank or credit card statements.  They will also show any questionable transactions and protect you from identity theft.</p>
<p>Keep Alert</p>

<p>There are over 3 million road accidents in the UK every year, ranging from simple car park bumps to multi car pile ups with multiple fatalities.</p>
<p>Although most accidents scenarios differ in some small way, there are really only 2 ways of handling the vehicle repair aspect of any accident that involves more than 1 vehicle and for which you believe; somebody else was at fault.</p>
<p>You either:</p>
<p>Make a claim through your own Insurance Company (assuming you are comprehensively insured)</p>
<p>Or </p>
<p>Make a claim directly against the other driver&#8217;s insurance company.</p>
<p>With each scenario there is both upside and downside. In the first scenario (claiming from your own Insurance Policy) you are guaranteed that subject to parts, your vehicle will be repaired within a reasonable time frame.</p>
<p>Errrr.that&#8217;s it actually, we can&#8217;t think of any more!</p>
<p>To be honest, we believe there is far more downside than up!</p>
<p>The accident was not your fault, yet you have to spend 40 minutes on hold or talking to a call centre 5000 miles away, that yes, can speak English, but doesn&#8217;t really understand English.</p>
<p>The accident was not your fault, but your NCD is going to be affected immediately, until you can prove absolutely that the accident was not your fault.</p>
<p>The accident was not your fault, yet you STILL have to pay your excess and let&#8217;s face it, who has got 250 just lying around waiting to be spent on an Insurance excess? Before waiting 6 months to get it back.</p>
<p>The accident was not your fault, yet you are not guaranteed a courtesy vehicle, and if you are then it will be the size of a postage stamp, irrespective of whether you usually drive a Range Rover and have 5 children. You are bang out of luck.</p>
<p>That&#8217;s why we believe that making a claim directly from a Third Party Insurance Company is much more preferable to the average man (or woman) on the street.</p>
<p>Firstly, the downside:</p>
<p>Errr, ummm, well, errrr.no, we can&#8217;t think of one!</p>
<p>If the accident was not your fault, then we will authorise an approved repairer to order parts and give you a booking in date, usually within 7 days of the accident occurring. We then pay the garage for the repairs within 30 days.</p>
<p>Of course we then recoup those monies directly from the negligent driver&#8217;s insurance company. Simple really!</p>
<p>We will provide a replacement vehicle on a like for like basis, whilst yours if of the road, whether it&#8217;s undriveable immediately, or just when it goes in for repairers. </p>

How do you find this realtor?  Ask around.</p>
<p><b>Mortgage Professional</b> I do not endorse any lender over another, but I do get financing from Wells Fargo and Countrywide, two of the largest mortgage lenders. Your mortgage broker must be up to date with the change in the market.  Many times the mortgage professional at larger lending institutions will be more capable of adjusting to this market and the changing needs of it. You need a mortgage professional who will be honest with you and work quickly for you.  Today&#8217;s mortgage market is different than it was 1 month ago, 5 months ago, 1 year ago.</p>
<p><b>Selling Realtor</b> If you get the right buying realtor, they will not have time to sell your home. He will be too busy listing properties for the bank. You want to find a realator that will get you the most money in the shortest time. This is a business where if a house must sell quickly to make the maximum amount. You want a realator who can get you the right price, too low you lost money on the sale too high the property will sit costing you interest and utility payments.</p>
<p><b>Home Inspector</b> Sounds simple enough, but if you don&#8217;t get this right it can cost you dearly.  Imagine buying a house without running radon tests or asbestos tests, only to find out months and tens of thousands of dollars later that you can&#8217;t sell because the beautifully remodeled home is contaminated.  It happens.  Choosing the right home inspector can save you time and money.  Also, if you pay attention to the home inspector reports, you will learn what to look for when you first visit a house.  The key to choosing a home inspector is to make sure they hold certifications and can check your investment for mold, radon, lead paint, and asbestos.</p>
<p><b>Contractor</b> The contractor controls the pace of work.  The contractor also spends your money for you.  They help you to develop and adhere to a budget.  As the investor, a lot of what you need to know to buy wisely is learned by working with your contractor.  Some people walk into an investment property, see holes in the walls and ceilings, and get scared off.  I walk in, see those same holes, and know that for $400-$1,000 there are no more holes in the walls, the plumbing is repaired and I can move onto another phase of my renovation.</p>
<p><b>Suppliers</b> If you decide that you are going to make a living flipping houses, here&#8217;s a hint: Don&#8217;t buy retail!  Home improvement stores like Home Depot and Lowes charges 20-40% markups for nearly every product on their shelves.  To save money on supplies, you need to find a wholesaler and establish an account with them.. Typically you can find a wholesaler by Googling for it or in the phone book under Building Supplies - Wholesale.  To get an account, you need a company name, a credit card and a bank account, that&#8217;s it.  </p>
<p><b>Accountant</b>  Find one early, interview them and get their advice months ahead of time.  This will make the tax season a whole lot easier and less stressful. This is not where you want to save money with turbo tax. Make sure they are familiar with real estate investing. Also don&#8217;t wait till after the first of the year. sometimes you can make changes in Nov and Dec that will salve you thousands. Make sure they have degree in accounting, they don&#8217;t actually have to be a CPA.</p>
<p><b>Attorney</b>  They can help you decide whether you should incorporate, form an LLC or go it alone as a sole proprietor.  A real estate attorney can save you money on title work, can draw up rental/ lease agreements and can advise you on tax strategy when buying and selling your real estate. If you buy a commercial building a real estate attorney is a must.</p>
<p><b>Insurance Agent</b> Like all other team members, it is key to find an agent that you know and trust to handle your real estate insurance needs.  You need to ask tough questions to your agent and consider what your exposure will be to loss from fire, flood, theft, or injured workers/ tenants.  If your policy leaves you exposed in any one of these major areas, your work could all be done for nothing.</p>
<p><b>Friends &amp; Family</b> Two of my favorite words. They will give you advice which is often good. If you feed them well, provide a frosty beverage or two, and don&#8217;t overwork them, the friends and family work crew will have fun, make your job more fun and most importantly work for free. Jobs like light demolition, painting, cleanup and many yard projects can be handled by anyone who owns a home.</p>

<p>They can also use more advanced techniques to dispute listings such as debt validation, creditor direct interventions, and escalated dispute information requests. This enables them to often force credit bureaus to remove an item. </p>
<p>However some companies are less than trustworthy. While you choose a company I suggest you look at what past clients say about the firm and how long the firm has been in business.</p>
<p>Use extreme skepticism when a company makes a guarantee. This is like a defense lawyer telling you that he guarantees you will be found innocent. It just can not be done.</p>
<p>I recommend looking for warranties or refunds if results don&#8217;t happen. Many customers can have all their negative marks removed however some can not without negotiating with the creditor.</p>
<p>The American consumer has been taken advantage of for years through fraudulent credit repair firms. It is estimated that these fraudulent companies earn up to $50 million a year from unsuspecting individuals.</p>
<p>Thus it pays off to really do some homework on a service before you employ them. There are legit firms and some will even be listed with the Better Business Bureau.</p>
<p>There are two different ways you can pay for credit repair. You can either be charged for each action the service performs or you can be charged a flat monthly rate. I suggest the flat rate as it will make your dollar go farther.</p>
<p>Many firms will be willing to charge either rate and there will be an initial account set up fee. For a good firm this should be roughly a $100, if a company wants a large upfront payment do not employ them.</p>
<p>This credit repair process takes an average of 6 - 12 months depending upon the damage to your credit. An average person should expect to pay roughly $700, with a premier service.</p>
<p>You can expect to have better results with a credit repair firm. This is due to the in house lawyers and their expert understanding of the credit laws and other tactics at their disposal.</p>
<p>However if you only have one and even two marks on your credit and are not in a rush to have them removed then I suggest disputing them yourself. This is done by sending in a dispute letter to the credit bureaus.</p>
<p>Just don&#8217;t expect immediate action because you will likely have your first letter ignored. With persistence and some patience you can have the negative marks removed and a clean credit report.</p>
